Our experienced property management team can provide you
with a wide range of services. The "basics" include:
• Review and inspection of the home and property
• Advising you of any deficiencies
• Determining the appropriate rental rate range
• Advising you of any capital expenses that will improve

and through other Realtors, relocation companies and
major corporations
Rent Collections and Full
Accounting Service
Our records ease your tax preparation chores. You
receive a monthly statement of income and expenses for
each property we manage for you. A separate record is
maintained for each of your properties. Copies of
invoices for work performed are sent to you for your
personal records. We pay mortgage payments, utility
payments, and maintenance bills, if you wish. Many
property owners prefer to make their own mortgage
payments, while having us pay everything else. For many
owners we deposit directly to the bank of their choice.
Coordinating and Scheduling Maintenance & Repairs
We make every effort to prevent small problems from
becoming bigger ones. Our prompt response to any
problems that may arise keeps tenants happy and
encourages them to inform us of these problems in a
timely manner. We use proven, reliable workmen who
perform repairs quickly, and at reasonable prices. For
minor items, we pay vendors upon completion and charge
your account. For major repairs, we solicit bids for
your review and selection. In addition, our bulk
purchases assure you of low prices for such items as
appliances, carpeting, and plumbing materials.
Arbitrations/Evictions
We coordinate the entire eviction process (if
unavoidable), including all legal documentation and
hearing appearances.
Our Full Service Package
Should you choose our full service package, we also keep
on file a video or photo record of the home at turnover
to the tenants. To protect and enhance your investment,
we also conduct routine drive-by home and property
inspections, advising you of any deficiencies. We
collect the monthly rental fees and disburse these funds
to the bank account, paying invoices as required.
We also provide semi-annual inspections of the interior
of the home, and conduct annual evaluations as may be
required for insurance purposes.
